g2+1 was retained by Chinburg Builders, Inc. to explore site plan alternatives for a unique property located along the Merrimack River, and adjacent to the recently constructed Northeast Dental Dental Stadium in Manchester, NH. Services included conceptual design, fully detailed construction drawings and presentation plans for planning board presentations.

 

A townhouse housing product was envisioned for the site with a mixture of duplex, four-plex and six-plex condominum units. Units facing the river were carefully sited to preserve large oak and ash trees along the river to preserve some potential eagle nesting sites, to preserve/frame views of the river and to provide room for a future river walk. Entries into each dwelling unit were finished with brick paving, granite edge details and landscape tailored to the small spaces available. Trees were planted along the primary access to create a streetscape for predestrian value and building presentation.

 

Along the southeast border of the property, exist the Boston and Maine railroad tracks so an extensive screen of evergreens and large deciduous shrubs was planted for condominium screening and to help define the residentail area setting. Also, for the buildings along the railroad tracks grading concepts accommodate a 15 foot difference in grade along the tracks.
